Nestled in the heart of Greenville SC, High Spirits Hospitality brings together three stunning event spaces—The Smokestack, The Annex, and The 405—under one remarkable team. Whether you're planning an intimate wedding surrounded by exposed brick and polished concrete at The Smokestack, a romantic celebration beneath historic mill windows in The Annex, or a large-scale event by the Reedy River in the modern, art-gallery-inspired 405, we offer memorable experiences for every occasion. With versatile layouts, indoor and outdoor amenities, and expert coordination from our dedicated venue managers, we make turning your vision into reality easy and seamless.

​The Annex offers 5,600 square feet of event space all in the same room, comfortably accommodating weddings up to 350 guests and cocktail receptions up to 500 guests. The venue's airy, romantic feel stems from its 16-foot-ceilings, historic mill windows, exposed brick masonry, original timber beams, and original maple floors, freshly refinished to a beautiful shine. ​

​The Smokestack offers an intimate 3,200 square feet of event space, suitable for weddings up to 150 guests and cocktail receptions up to 200. This venue's industrial feel stems from its exposed brick  architecture, polished concrete floor, and the beautiful ironwork incorporated into the building's design. Smokestack events also include our outdoor South Courtyard space, accessible via the venue's grand double doors.

​The 405 is downtown Greenville's largest independent event venue. Nestled in a green corner of the city by the Reedy River, our venue includes a sprawling indoor event space and a large covered patio. It's the perfect destination for events ranging from 150-800 guests. With three different indoor galleries, The 405 can accommodate weddings and receptions for up to 375 with no reset involved! If your ceremony is off-site or you are ok with a reset, we can host up to 800 guests.​
